:: What is so different about this project?
4012 Shenandoah will be the first historic renovation certified/verified green in the Shaw neighborhood. In fact, this will be only the second certified/verified green historic renovation in the state of Missouri!
We face many challenges certifying/verifying this project green. For one, the historic guidelines that Blue Brick must follow follow to renovate the building are very detailed. These guidelines will make our "greening" more difficult, but we're determined to have both of the guidelines work together. Another challenge we'll face in greening this building is adjusting green building techniques to the manner in which the building was originally constructed. Buildings were assembled much differently in the 1800s. The craftsmen who built 4012 Shenandoah didn't have to worry about how air tight the building was. They wanted to keep the elements out, but they knew that the homeowners could use a fireplace or the coal burning furnace in the basement if there was a draft. In those days, buildings were even constructed to breath a bit to allow any interior coal smoke to escape. Today, we build with the intent of using high efficiency HVAC systems. The tighter the building is, the more efficient and healthy the air quality is for the occupants.
Facing these obstacles will be challenging, but we look forward to overcoming these building road blocks. We'll be saving a building, creating a new healthy home for the buyers and performing responsible construction the way it should be done. When 4012 is finished; it will make a wonderful home for its new owners.
